Should I sell privately or use an estate agent?

One of the biggest decisions Midlands sellers face: appoint an estate agent or sell privately? Both paths work — but for different situations.

When an estate agent makes sense

  • You need maximum market exposure
  • You want professional photography, marketing and show days
  • Negotiation support is valuable to you
  • You are selling a standard residential property in a active market
  • You don't have a buyer already

Commission is typically 5–7.5% plus VAT, paid by the seller from proceeds. In Howick and Hilton, a good agent often pays for themselves through faster sale and better price.

When private sale makes sense

  • You already have a interested buyer
  • You want to save commission and accept more effort
  • Your property is unique and buyers find you directly
  • You are comfortable with document preparation and enquiry management

Private sale is legal and common — but requires professional OTP preparation, FICA compliance and conveyancing. Never treat it as a DIY legal process.
