Should I sell privately or use an estate agent?
One of the biggest decisions Midlands sellers face: appoint an estate agent or sell privately? Both paths work — but for different situations.
When an estate agent makes sense
- You need maximum market exposure
- You want professional photography, marketing and show days
- Negotiation support is valuable to you
- You are selling a standard residential property in a active market
- You don't have a buyer already
Commission is typically 5–7.5% plus VAT, paid by the seller from proceeds. In Howick and Hilton, a good agent often pays for themselves through faster sale and better price.
When private sale makes sense
- You already have a interested buyer
- You want to save commission and accept more effort
- Your property is unique and buyers find you directly
- You are comfortable with document preparation and enquiry management
Private sale is legal and common — but requires professional OTP preparation, FICA compliance and conveyancing. Never treat it as a DIY legal process.
The structured private sale option
Midlands Property Hub offers structured private sale support — document packs, readiness reviews and optional attorney assistance. See our Private Sales section and take the Readiness Quiz.
