What Certificates Are Needed When Selling a House?

Before transfer can be registered, certain compliance certificates must be obtained. These confirm the property meets legal safety standards.

Required certificates

  • Electrical Certificate of Compliance (COC) – valid for 2 years
  • Plumbing Certificate – required in some municipalities
  • Beetle Certificate – common in coastal and some inland areas
  • Gas Certificate – if gas appliances are installed
  • Electric Fence Certificate – if property has electric fencing

The seller typically pays for and arranges these certificates unless otherwise agreed in the Offer to Purchase.
