• Deposits are commonly equal to one month's rent (sometimes more for furnished or pet-friendly stock)
• Ask which interest-bearing account holds the deposit
• Return of deposit depends on the outgoing inspection and unpaid amounts

Lease essentials

• Parties, address, rent amount and due date
• Lease start/end and notice period
• Utilities, garden and maintenance duties
• Pets, sub-letting and early termination
• Access for landlord inspections (reasonable notice)

Disputes

If you cannot resolve a deposit or lease dispute directly, the Rental Housing Tribunal may assist. Keep photos, emails and signed inspection forms.
