Transfer costs are the fees and taxes payable when ownership changes. Buyers usually fund most of them; sellers typically fund bond cancellation and compliance certificates unless the OTP says otherwise.

Buyer-side costs

  • Transfer duty (SARS) where the price attracts duty
  • Conveyancing / transferring attorney fees
  • Deeds Office fees
  • Bond registration costs if you are financing

Seller-side costs

  • Bond cancellation attorney and bank figures
  • Compliance certificates (electrical, beetle, gas, fence, plumbing where required)
  • Agent commission if you used a mandate
